Principal’s own school for sale in discounted offer after Covid pandemic scupper deal


An agreement that could have seen the reopening of a private school in Bangor has been shaken up by the Covid pandemic, with the site now back on the market.

The Bangor’s Hillgrove School was founded in 1934 and current owners James and Sylvia Porter had run the site since 1975.

But it closed to students in 2017 with Mr. and Mrs. Porter blaming “economic realities.”

The school – where Mr Porter had been a principal – was initially on the market for £ 1.9million and then shrunk to £ 1.5million.

Ms Porter said they were close to making a deal.

She said: “As part of the deal with a London-based education group, the site would have reopened as a school. They were even going to keep the name Hillgrove.

“But then we had coronavirus and during that time they changed their minds and that deal fell apart.

“We’ve lowered the price again and it’s a really great price for someone.

“While the site was a school there is potential for something like a boutique hotel, we are in the center of Bangor and well connected but also very quiet so that would be ideal.

“There are so many possibilities here and for us now is the time to move on. “

The house was built by Farrer Roberts in the 1800s on the Plas Lodwig estate he owned.

During World War I the house was one of two Cottage hospitals in Bangor, called Penrhyn Cottage Hospital and was used for gassed and wounded troops returning from the trenches in France.

James, 79, and Sylvia, 74, were the oldest owners of the school – having run it for almost 43 years.

Sylvia said: “School was our passion – someone once told us we wouldn’t be sane if we ran this place for 20 years, but we made it 43.”

The school site, which includes classrooms, a school hall and six bedrooms, is now on the market with Beresford Adams for £ 1.2million.
